Mount Vernon Road, Barnsley

As times change, so does the use of buildings. This was this case on this development which was a former pub called the Rose & Crown at Mount Vernon Road, Barnsley. The pub had closed due to not being economically viable, so we converted it into 7 one-bedroom apartments.

Carleton Road – Pontefract

Carleton Road, Pontefract

In September 2019, we were outbid at auction for this unusual property which was a former RAF Social Club called “The Vulcan Club”. However, the winning bidder dropped out, so we were able to secure it, completing the purchase in November 2019.

We extended the roof and converted the Social Club into a luxury five-bedroom house.

This is what it looked like inside on the day of purchase:

We applied for planning permission to convert it into a house and after a protracted process, secured permission for a luxury 5 bedroomed detached house.

And we sold it as soon as it came onto the market, completing in H1 2021.

Church Street – Doncaster

In September 2019, we purchased a large semi-detached house in Doncaster which had been most recently used as a Children’s Care Home, but which had closed and fallen into disrepair, as you can see:

Doncaster is a prominent area for Houses of Multiple Occupation (“HMO’s), not least as it has a huge Amazon Distribution warehouse in the town, so we submitted these plans to convert it into a 10-bedroom HMO:

These were approved, so we cracked on with the work and sold the finished building to an investor in June 2021, at which point it was transformed as follows:

Kingsway – Ossett

Kingsway, Ossett

In August 2022, we completed a development of 8 houses in Ossett, Wakefield, along Kingsway, the premier residence in the area. This was a former industrial site surrounded by residential housing, so really stood out as an anomaly, as you can see from the photo of the warehouse together with the Google Earth photo below:

We have developed the site by knocking down the warehouse and building a single four-bedroom detached at the front of the site, then a block of three four-bedroom townhouses to the left and finally at the rear of the site, two pairs of four-bedroom semi-detached houses.

We were very happy to hand over the keys to all the new owners in August 2022 who are now enjoying their new homes.

Calder Grove – Wakefield

Just around the corner from the Cedar Court Hotel off junction 39 of the M1, we found an unusual plot in a really nice area and positioned between residential housing either side, which contained an Electricity sub-station on a plot big enough for a substantial detached house. The survey of the site also indicated that there could be a mine shaft located within it, so this one needed extra special care and attention.

In the end, there wasn’t a mineshaft, but after lots of extensive investigations and grouting the site for potential voids, we prepared a foundation raft upon which we could have landed a helicopter, but instead built an executive four bedroomed house in the desirable area of Calder Grove. Here’s how it looked when we sold it in January 2020:

Grade II Listed Mill – Wakefield

The Mill, Ossett, Wakefield

Built in the 1800’s, this Grade II Listed property operated as a woollen mill for many years. It was converted into a pub in the 1970’s and ran successfully for several years with the rear building being used for bedrooms, before closing down about 15 years ago. We purchased the site which included two dilapidated and vandalised buildings and converted them into 19 one bedroom and 9 two bedroom modern yet characterful apartments.

We have retained the front block of 14 apartments as part of our investment portfolio and have sold the rear block, although we continue to act as managing agents for the whole site.
